Passive Close, a 51 home development in Rainham, Essex, built on behalf of Circle Housing and Old Ford uses the BOPAS certified ecoTECH Passivhaus Build System. It has been fully certified by the Passivhaus Institute and is the largest Certified Passivhaus scheme in the UK. The development includes a mixed tenure of 26 three storey four-bed houses, 8 two storey three-bed houses and 17 apartments, all built as affordable social housing. Each house has front and back gardens and each apartment has its own balcony and the ground floor apartments have gardens. Resident wellbeing was at the heart of the project, which maximises natural light and ventilation, delivers excellent indoor air quality and sound insulation and ensures comfortable indoor temperatures, whatever the weather. These all assist in assuring the residents are paying a minimum for utility bills, with energy bills two-thirds cheaper than those of a comparable house. Residents also experience health benefits from warmer homes with better air quality and the social benefits of community living, while still living in well built, high quality homes.
