Project Overview
Oak Road is a development of high-quality, zero carbon, family homes for rent, transforming a halfacre formerly Council owned vacant site in Sittingbourne in to one of the most energy-efficient housing schemes in the country. The all-electric MMC homes achieve zero carbon in operation thanks to their air-tight, well-insulated walls and feature photo-voltaic solar roof panels, to enablethe properties to generate their own electricity. They also have hot water heated by an air source heat pump to further reduce electricity consumption.
All of the homes at Oak Road have a SAP score of 100+ and as a result, all properties have been awarded the highest Energy Performance Certificate rating of A. The homes were built in a factory in Cambridge and delivered to site. From start to finish, the project took 6 months to deliver. The houses were built offsite via modern methods of construction (MMC) using Structural Insulated Panels offering a more superior thermally efficient product than traditional brick builds. The homes are fossil-fuel free and super insulated to minimise the reliance on heating during cold periods.
The Oak Road development was an R&D project for PSP to create a proof of concept for our partners that homes can be delivered quickly, cost effectively but more importantly, to the benefit of the occupiers to help combat fuel poverty and reduce impact on the environment. We strategically decided to invest in the site, with development finance secured from Homes England, to develop a blueprint in transforming redundant and surplus sites of a size we know are a challenge to Councils up and down the country. The homes were first occupied in September 2021 and tenants are already benefiting from not needing to use or switch on the heating which in turn, reduces the monthly energy bills.
