Project Overview:
Manufactured in nine weeks and installed in five days, we supplied 33 ModulHaus™ homes to Haringey Council in a pioneering project to help mitigate the housing crisis. The fully-outfitted modular homes, built to exceptional standards, provide interim housing to people experiencing homelessness. Robust testing, stringent product development, and offsite manufacture resulted in a cost-effective, sustainable build exceeding Future Homes Standard, providing outstanding performance and efficiency.
As part of a pioneering initiative to provide housing to people experiencing homelessness, Volumetric™, bespoke manufacturers of modular housing solutions, manufactured and supplied 33 single-occupancy modular homes to Haringey Council, London, in collaboration with delivery partners Hill Group. Designed to combat the growing housing crisis, our modular homes are stringently tested and manufactured in advanced offsite facilities to ensure optimum performance. The modules were constructed offsite to exceed the Future Homes Standard requirements and are BOPAS Accredited and LABC Assured with a 60-year design life.
We were able to deliver the project in just nine weeks, with installation taking five days with minimal groundwork and disruption to the site – an abandoned garage site in a densely populated residential area. The first development of its kind to be delivered over two storeys, the ModulHaus™ is fabricated from hot rolled steel point loaded corner post frames to allow interlockable stacking. Fire safety and performance were of utmost importance, with walls lined with fire-rated A1 non-combustible board. We utilised high quality internally fitted features for optimal energy and cost efficiency throughout the unit lifespan.
Including low energy lighting, white goods, controlled flow showers, and dual-flush cisterns to mitigate water waste. Well-insulated structures provide exceptional airtightness with U-values as low as 0.09W/m2k. The fully furnished, ready for occupancy homes have energy costs of around £5 per week, making them a viable housing solution for those without income. Over 95% of the solution is designed to be recyclable and recoverable, making it a flexible asset. Working with Haringey Council, Volumetric™ was able to meet site design specifications, including bespoke elements such as connections to align external stairs and walkways.
The homes were installed on disused councilowned land, and our team worked collaboratively with the council to ensure maximum use of space. Offsite technology reduced time onsite, leading to significantly improved safety during installation, less site waste, and reduced delivery traffic. Six energy centres manufactured by Volumetric™ provide MEP services for the site via a ‘plug and play’ pipe work solution.
