- Leading modular manufacturer ilke Homes to deliver affordable housing scheme in Drybrook, West Gloucestershire, to housing association Guinness Partnership
- The development is the fifth ilke Homes is delivering as a full 'turnkey' developer, leading the development of the site from land acquisition to completion
- New homes set to be completed in December 2021, just 12 months after start on site
Leading modular housing company ilke Homes has agreed the sale of a 57-home affordable housing scheme in Drybrook, West Gloucestershire, to the Guinness Partnership, one of England's largest housing associations.
The partnership marks ilke Homes' fifth scheme as a full 'turnkey' developer - having secured the land at Mannings Farm, near Drybrook High Street, in March, before obtaining planning consent.
The scheme will deliver a mixture of one, two, three and four-bedroom homes, all of which will be made available for shared ownership or affordable rent.
All of the homes will be manufactured at ilke Homes' 250,000 sq ft factory in Knaresborough, North Yorkshire, before being delivered to Mannings Farm. Work on site is expected to start imminently, and to finish in December 2021, just 12 months after start on site. Whilst capable of delivering in 8 months, ilke are also tailoring their model to best suit its partners where appropriate.
Precision-engineering techniques means that the homes will be some of the most energy-efficient in the country. ilke Homes is able to manufacture its homes to consistently achieve at least a 'B' Energy Performance Certificate (EPC) rating, with the majority achieving an 'A' – making them more energy-efficient than 92 percent of the UK's housing stock.
By manufacturing the homes offsite, ilke Homes will also keep disruptions to the local community to a minimum.
In 2019, ilke Homes struck a sector-first deal with Homes England with the Government's national housing agency investing £30 million into the modular housing company to help scale-up its factory's production capacity.
The deal with Guinness Partnership follows the announcement of ilke Homes' £31m deal with global asset manager Man Group which will see the delivery of 227 factory-built homes in Grantham, Lincolnshire. The deal between ilke Homes and Man Group is the biggest institutional investment into the modular sector this year.
Matthew Bench, executive director of partnerships at ilke Homes, said:
"We're delighted to be working with the Guinness Partnership on an ilke Homes' full turnkey development, leading the development process at every step and using ilke Homes' modular housing technology to deliver beautiful, sustainable homes for the local community. It has been an unprecedented year for ilke Homes as our business goes from strength to strength. Building partnerships with many of the biggest housing associations further underpins the confidence in our sector"
Ed Barnes, development director for the South at The Guinness Partnership, said:
"We are delighted to be working with Ilke Homes using Modern Methods of Construction to increase and speed up the supply of affordable housing in the Forest of Dean."
