Fusion Building Systems has completed its work on Birmingham’s new high end student accommodation 88 Bromsgrove House, on behalf of Shaylor Group.
The offsite light gauge steel superstructure manufacturer has once again proved that modern methods of construction are the answer when build programmes are tight and site access is limited, by erecting the seven storey apartment block within just 15 weeks in Birmingham’s Chinese Quarter.
The works are part of a major redevelopment of Birmingham’s central area where a brownfield site provided space for an £8m, 140-bedroom luxury apartment building providing accommodation for students attending any one of the city’s universities.
Fusion designed, manufactured and erected seven storeys of light gauge steel over a transfer deck platform, built by the main contractor Shaylor Group. Allowances were made in the design to enable brick slip cladding to wrap the outside of the building, enhancing its overall aesthetic appearance and thermal performance.
Stewart Hackney, Fusion business development manager, said: “Bromsgrove Street is a perfect example of how offsite construction can provide a service with which traditional building methods can’t compete: a busy city centre location, limited access, no on-site storage and a reliable build programme.
“With all of these factors taken into account, our works completed on time and without hitch thanks to a fully integrated supply chain. Pre-contract meetings with Shaylor Group and all others involved were critical and I’m pleased to say the end result is testament to the efforts put in.”
Design changes, such as the inclusion of an air handling unit (AHU), were required early on in the project timeline to ensure the scheduled build programme could be achieved – and the principles of ‘just in time’ deliveries had to be employed and coordinated with follow on trades.

88 Bromsgrove House is scheduled for occupancy from September 2017.
